How It Works

Initial Contact
Reach out by phone or through our online form. We respond to all inquiries within one business day. To help us research the assignment and prepare an accurate quote, please have the following ready when you call or write.
- Purpose of the appraisal — Date of Death, estate settlement, divorce, trust update, or other
- Property address
- Date of death (if applicable)
- Name as it appears on the title report
- Any recent renovations or improvements
- Bedroom and bathroom count
- Square footage / Gross Living Area (GLA)

Initial Research
Before scheduling anything, we research the property using MLS data, county assessor records, and title history. This allows us to understand the scope of the assignment and prepare an accurate quote.

Schedule the Site Visit & Confirm the Fee
Once our initial research is complete, we contact you to schedule the site visit. At that time we will confirm the fee — based on the complexity of the assignment — and discuss the estimated turnaround time. The fee is collected at the time of the site visit.

Site Visit & Property Inspection
We inspect the property and document its condition, features, and any factors relevant to value. For retrospective Date of Death appraisals, we use available records and historical data when a physical inspection of the property at the relevant date is not possible.

Market Sales Graph
Going back approximately 3 years for the product search criteria, showing the market trend over time.
USPAP-Compliant Report
Prepared to the standards taxing authorities and courts need — with full confidentiality and professionalism.
